Condominium Flat Roof Project on Laudaten Way in Warwick, NY
This roofing project is a condominium flat roof we are replacing on Laudaten Way in Warwick, NY. The original roof is a modified bitumen that has been leaking on and off for years. We removed the old roof, installed new bathroom roof vents, and a new Velux FCM 3030 skylight. We installed the mechanically attached 50 Mil IB Roof Systems PVC Membrane in Brown over a vapor barrier and IB 1/2” fan fold insulation. We also custom fabricated new coping flashing for the perimeter of the roof.
Roof Maintenance Project on Laudaten Way in Warwick, NY
This project on Laudaten Way in Warwick, NY was a roof maintenance job. The modified bitumen roof need a new coating since it had not been maintained since its original install 5 or so years ago. We cleaned the roof and installed the Karnak #108 asphalt primer. The primer is used to create a solid bonding surface for the fibered aluminum roof coating. Once the primer had cured we installed a new Velux FCM 3030 skylight, then installed the Karnak #97 Fibered Aluminum Roofing coating on the roof.
Commercial Flat Roof Replacement Project on Sullivan Street in Wurtsboro, NY
On this Commercial roof project we are replacing a flat roof that has been patched many times over the years to a metal roof. We removed the existing modified roof, and repaired the wood decking. We then installed the IB Roof System’s separator sheet with a layer of half inch IB fan fold insulation over the wood deck and the metal roof. This was done to protect the transitions from low slope to steep slope. The IB Roof System’s mechanically attached 50 mil PVC membrane in grey was than installed. All seams were heat welded to create a monolithic roofing system. We used the Leister Robot welder for the long seams and hand welded the details.
